Chances of 160 East Beaver becoming a condo is very slim. Every unit is owned by individual owners. It won't be that easy to buy them all out and some might refuse to sell. Of course nothing is impossible, money talks.

Do any of these spa owners at 160 EBC own their units. If so, they could sell the business and just collect the rent. The cost to buy these units were low when they were first offered for sale.
